Pemi Cabins Rules and Management Policies
Please review the following rules and policies that apply to all guests staying at Pemi Cabins. By completing a reservation, you acknowledge that you have read, understood, and agreed to these terms.
Pricing
The price listed is reflective of the room only and is exclusive of any government taxes applicable. Meals and other services are available at an extra cost. The price of a room is subject to change.
Booking
The person who is named on the reservation is financially responsible for the entire reservation, including any add-ons or damages that might occur during your stay.
Cabin descriptions outline the number of adults and children that can be accommodated at one time. Rates are based on double occupancy (2 adults and children). Additional adult guests are $20.00 per person, per night.
We ask that overnight guests not exceed the number of persons registered during the booking. All non-registered guests will be asked to leave the property.
A 50% non-refundable deposit is required at the time of booking. The remaining 50% non-refundable balance will be processed 14 days prior to your arrival. Your credit card information is stored and processed securely.
Large Group Reservations
A reservation that includes 5 or more cabins is considered a Large Group Reservation. To secure a Large Group Reservation:
A 50% non-refundable deposit is required at the time of booking.
A non-refundable 5% administrative fee will be applied to the total reservation cost at the time of booking.
The standard cancellation policy applies to Large Group Reservations. The 50% deposit and 5% administrative fee are non-refundable in all cases.
Occupancy Policy
All cabins have a clearly stated maximum capacity, which includes both adults and children.
For booking purposes, children are defined as guests between ages 1-12 years old. Guests age 13 and older are considered Adults.
Couches and living room furniture are not intended for sleeping and cannot be used to accommodate additional guests beyond the stated capacity.
Bookings that exceed the allowed number of guests will be subject to cancellation or additional fees.
Arrival / Departure
Check-in: After 3:00 PM
Early check-ins are based on availability and cannot be guaranteed. Any additional fees will be communicated prior to entry.
If the office is closed upon arrival, we provide contactless check-in. An envelope with your name, cabin number, and key will be taped to the front office door. Inside your room is an informational sheet.
Check-out: Before 10:30 AM
Late check-outs are based on availability and cannot be guaranteed. Any additional fees will be communicated prior to exit.
Upon exit, please leave any wood that has fully burned, turn off all lights, and ensure cabin doors and windows are fully closed. Leave key(s) in the black mailbox outside the front office door.
Lost, unreturned, or stolen cabin keys will incur a $10.00 replacement fee.
Deposits / Scheduled Payment
To secure your reservation, a 50% non-refundable deposit is required at the time of booking.
The remaining 50% non-refundable balance will be processed 14 days prior to your stay.
If booked within 14 days of arrival, full payment is due at booking.
Cancellation / No-Shows
The 50% deposit made upon booking is non-refundable. The remaining 50% non-refundable balance will be processed 14 days prior to your stay.
Cancellations made within 14 days of arrival will be charged for the full duration of the stay, plus tax. No-shows will be charged for the full duration, plus tax.
Please note: Credit card refunds exceeding $500.00 are subject to a 3% processing fee.
Guests should notify us by phone (603-745-8323) or email (pemi@stayatourhaus.com) of any changes.
Promotions and Discounts
Promotional codes, special rates, or discounts must be applied before the second and final payment is processed. We are unable to retroactively apply discounts or refund the difference once your second payment has been charged.
This includes promotional offers released after your booking was completed.
Refund Processing
Refunds made to a credit card are subject to processing fees charged by our payment system. If a refund exceeds $500.00, a 3% fee will be deducted from the refunded amount to cover these costs.
Same-Day Bookings
Same-day bookings are based on availability and require full payment at booking.
Guests must acknowledge and sign the Pemi Policy prior to check-in. Failure to do so will result in cancellation.
Unforeseen Circumstances / Utility Outages
Pemi Cabins is not responsible for interruptions of utilities or services (including electricity, water, Wi-Fi, or cable) that are beyond our control. No refunds or credits will be issued for outages or inconveniences resulting from regional utility failures, weather events, or other circumstances outside the property's management. We will always do our best to communicate updates and assist guests until service is restored.
Pets
Pets are $20 per pet, per night, plus tax.
Add pet name, description, and size to your reservation.
Pets must weigh under 100 lbs and be up to date on vaccinations.
Owners are liable for property damage or bodily injury caused by pets.
Owners must pick up pet waste; failure to do so will result in a $100.00 cleaning charge.
Cat accidents: $250.00 cleaning charge.
Pets must be leashed at all times.
Do not leave pet food on porches (attracts wildlife).
Housekeeping
After a two-night stay, fresh towels and linens are available upon request (before noon, excluding Saturdays).
If you use the kitchen/kitchenette, wash all dishes and remove food from the fridge. Failure to do so will result in a $100.00 minimum cleaning fee.
Hot Water
Hot water may take several minutes to reach your cabin. Let the bathroom sink run until hot before turning on the shower.
Trash Removal
Keep trash inside the cabin or dispose of it in the onsite dumpster. Failure to comply will result in a $25.00 charge.
No-Smoking
Smoking/vaping is prohibited inside cabins, porches, or playground. No smoking within 25 feet of lodgings. Violations will incur a $250.00 charge.
Firewood / Firepits / Fireplaces
Firewood is available for purchase: 1 bundle $11.00, 2 bundles $21.00, 3 bundles $30.00. Use only kindling and wood in firepits.
Some cabins have operational fireplaces or electric fireplace inserts. Others have fireplaces that are decorative only. Unauthorized use of a non-operational fireplace is prohibited and may result in a fine or safety hazard.
Potential risks while using firepits or fireplaces include burn injuries, smoke inhalation, wood-burning fire hazards, and structural damage. Fire extinguishers are readily available and located within each cabin.
Dog Washing Station
The self-service dog washing station is available between Cabins 7 and 8.
Use is permitted from 8:00am to 6:00pm only.
Shut off the hose and clean up after use.
Keep noise at a respectable level and be considerate of neighbors in Cabins 7 and 8.
Dogs must remain leashed at all times while on the property.
Quiet Hours
Quiet hours begin at 10 PM. Please keep voices and music at a respectful volume.
River Access
Use stairs between Cabin 8 & 9 at your own risk.
Liability Waiver & Assumption of Risk
Guests acknowledge that they are voluntarily occupying and using the property at their own risk. Pemi Cabins, its owners, management, employees, and agents (collectively, "Pemi Cabins") shall not be liable for any personal injury, illness, death, loss, theft, or damage to persons or personal property arising from or related to the use of the cabins, grounds, or amenities.
This includes, but is not limited to, risks associated with fireplaces, fire pits, grills, stairs, decks, walkways, river access, parking areas, weather conditions, wildlife, and the surrounding natural terrain. Guests agree to follow all posted rules, safety instructions, and local regulations at all times.
Guests must not leave any fire unattended and must fully extinguish all fires before leaving the cabin or going to sleep. Outdoor fire pits may not be used during county or state burn bans. Failure to comply with fire safety rules may result in immediate termination of the stay without refund.
Children must be supervised at all times by a responsible adult. Guests acknowledge that the property is not childproofed and includes natural hazards such as river access, fire pits, uneven terrain, and wildlife. Pemi Cabins assumes no responsibility for accidents, injuries, or loss involving children resulting from inadequate supervision.
Guests agree to inspect their cabin upon arrival and report any pre-existing damage or issues within 4 hours of check-in, or immediately if damage occurs during their stay.
By booking and occupying the property, Guests agree to indemnify and hold harmless Pemi Cabins and its owners from any claims, damages, liabilities, or expenses arising from Guest's use of the property, violation of house rules, or the actions of Guest's party, visitors, or pets.
By completing a reservation, Guests acknowledge that they have read, understood, and agreed to this Liability Waiver & Assumption of Risk.
Damage to Property
Guests are responsible for any damage caused by themselves, their guests, or pets. Lost/damaged TV remotes: $30.00 fee.
Guests' Personal Belongings and Security
Management is not responsible for loss or damage of personal items. Mailing found items: $25.00 minimum cost. For security purposes, there are 5 exterior cameras at the front door, back door and basement door and basement of the main house, and one next to units 16 and 17. No cameras are inside the units / cabins. These cameras are used for security purposes only when incidents are reported and no audio is recorded.
Management's Rights
Management reserves the right to request a guest vacate without refund for violations or disturbances.

By booking, you agree to all policies, safety guidelines, property rules, and the Liability Waiver and Assumption of Risk.
