-River Access
 To access the Pemigewasset River there is one set of stairs between cabins 8 & 9 that gets everyone down to the river. If you are staying in cabin 15 or one of the motel rooms not on the water, you still have equal access to the river.  Use at your own risk, there is no lifeguard on duty. Stairs are closed in inclement weather (ice/snow). The water level changes depending on how much rain there has been. It is great for wading and rockhounds, too rocky for kayaking, but sometimes you can ride a tube for a short distance. We have many pictures on Facebook of the river.

-Picnic Areas/Firepit 
We have picnic tables in common areas, with charcoal grill stands and grilling utensils. These are next to two outdoor firepits we have for everyone to gather at. Firepits are first come first serve and often a great place to meet new friends. Cozy spot to make smores!! In the winter/early spring months these may be covered with snow and inaccessible.

-Pets
We welcome well behaved pets and their respectful owners. We love our dogs to, but not everybody is as big of a fan of our furry family members or wants their time to be disturbed by their barking. Please don't leave dogs in cabins that are anxious and barking. Please clean up after your pets and do not allow them to go to the bathroom on the neighbor's property. Please read our pet policies. Several restaurants have outdoor dining that allows pets, make sure to call ahead to confirm.

-Kitchens
Cabins, do they have kitchens? Not all cabins are the same, please read their individual descriptions. Some have full kitchens, some have kitchenettes, and some have just a microwave and small fridge/freezer combo. Not all cabins that have kitchens have a microwave, cabin descriptions will detail exactly what it has.

-Wi-Fi / Cell Phone Coverage
We have worked hard on providing free Wi-Fi. However, connections at times can be spotty for a multitude of reasons. Cell phone coverage continues to get better every year, some guests may have limited service in some areas, with smaller carriers. We find we have cell phone service consistently here and in most areas. However, while hiking or in more remote mountainous areas you may not have coverage no matter who your provider is. Do not depend on your phone when hiking. The local library and most coffee shops close by offer free Wi-Fi (Encore Thrift Store and Coffee Shop/ Dunkin Donuts etc.) In your cabin is the password for the wi-fi on our property.

-Air Conditioning
Only one cabin (#15) and our motel rooms have air conditioning in the summer. All the other cabins have one floor fan. You are welcome to bring a fan, but please do not bring an air conditioner.

-Recycling
Every cabin has two blue recycling bins. The town of Lincoln requires recycling, or we cannot use the transfer station.
Please put glass and plastic bottles in one bin and soda/beer cans in the other.

-Are all cabins the same?
All the cabins have unique features and are not all the same. Please read the detailed descriptions. All cabins do come with bedding and towels for the bathroom, along with garbage bags and toilet paper.

-Cots/Air Mattresses/Pull out beds
We do not have extra beds to provide for the cabins, none of the cabins have couches that pull out to a bed.
Please read cabin descriptions and view the pictures to learn about how many beds and the general size of the cabins. Feel free to call us if you need help deciding which size might be best for your situation. Cabins 15 & 3 are the most spacious if you are bringing a portable crib or dog crate.

-Firewood
-NH Fish and Game ask that you do not bring wood across state lines. There is an invasive species hijacking firewood that is killing huge populations of trees. You can preorder wood and have it waiting in your cabin. You can purchase wood we have on our self-serve bin on our front porch of the office. Several stores sell wood as well. You also may burn Duraflame logs.

-Playground
We have a small playground by cabins 1-4, and only a short walk from the other cabins.
